VERRANO / Planning guides

Office wrapping costs and project planning in Auckland

A commercial surface refresh needs more than a finish choice. A useful proposal identifies the surfaces, the substrate, site requirements and the sequence of work, so the appearance and operational plan are considered together.

Discuss your surfaces ↗

Start with a surface schedule

List the reception counter, kitchenette fronts, doors, storage or panels you want considered. Add photographs, quantities and approximate dimensions. Identify finishes that need to coordinate and any areas outside the brief.

A single frontage and a multi-area workplace involve different material layouts, preparation and logistics. VERRANO prices the assessed scope rather than offering a universal office wrapping rate.

What affects the commercial quote?

The proposal depends on the amount of agreed coverage and the work required to produce an appropriate decorative finish. These are the main questions to resolve.

  • Which surfaces and returns are included, and what condition are they in?
  • Are there complex corners, profiles, signage or fittings to work around?
  • Which film reference is selected, and how will its grain or pattern be laid out?
  • What preparation, repairs or other trades are required first?
  • Are there loading, parking, lift-booking, induction or access restrictions?
  • Must the work be sequenced around staff, visitors or other fit-out activities?

Keep the operating brief specific

Tell us what must remain accessible and when work can be permitted. A reception desk, meeting-room corridor and staff kitchen may have different operational priorities. Clearly identify the areas that cannot be taken out of use together.

Phased installation and out-of-hours arrangements are project-specific. We discuss feasibility and confirm the programme before scheduling; do not assume either is included from a general service description.

Samples, specification and procurement

Review physical samples with the retained flooring, walls, lighting and joinery. Confirm the exact reference, grain direction and surface coverage in the proposal. Local availability and special-order lead times are checked for the chosen film.

If your facilities or design team requires particular documentation, identify it in the brief. Rated doors, regulated applications and specialist performance requirements need separate review and any necessary approval before decorative treatment is proposed.

Compare a surface refresh with replacement

Wrapping may be considered when the existing structure and layout can be retained and the substrate is suitable. Replacement may be more appropriate where joinery is failing, the layout must change or required performance cannot be achieved by a decorative treatment.

Compare proposals with the same included surfaces, preparation, access arrangements and exclusions. Agree care guidance and applicable material and workmanship terms. Savings, programme and suitability should be assessed for your actual brief rather than assumed from another project.

Send a commercial enquiry

Include the site suburb, contact person, surface schedule, photographs, finish direction and preferred programme. Mention site restrictions and any drawings available for review.

VERRANO responds within one business day. The initial conversation identifies the next assessment needed before a written scope and installation plan are confirmed.
